Selling a property has many moving parts and our team brings decades of experience and success to our clients to deliver the best possible outcome for them. We craft our marketing plans around the needs of each client to maximize what their sale can achieve for them in net proceeds, time line, and needed effort from them to get them to the next step they need to take.
How is the market? The question that people always bring up. The answer is never one thing, it matters whether you are buying or selling. What kind of property? And what town?
For many people in Somerville, I think we can generalize a bit. There are not enough condos and they seem to be SO expensive.
The Boston real estate market feels a bit more like watching a tennis match for the last two years instead of simply rockets taking off. Boston did not see an exodus of people leaving the city due to Covid with falling prices taking their place at the level that New York and other cities did. But. People did leave. And prices did bounce around a bit on some properties.
Sometimes when we move clients into Washington Square from Brighton, Back Bay, Cambridge, and other places, they aren’t immediately sure how a commute from Washington Square will work for them.
Many of our clients are opting for more space, more outdoor space, and looking to create a comforting space. They all want home to be “better”. As Covid began to impact businesses and people made changes to their work lives and school lives, the kinds of properties that they looked to live in changed, too.
The Stonybrook neighborhood is a lovely collection of tree-lined streets featuring the Minton Stable Community Garden and the Rossmore-Stedman Playground (formerly, and still, known as the “tot lot”) and surrounded by Franklin Park, Forest Hills Cemetery, Soutwest Corridor Park, and the Arnold Arboretum.
Downsizing, what we call “Right-Sizing” is a very emotional and challenging process.
Many people want to move from the suburbs back to an urban environment where they lived in their younger days such as Brookline, Back Bay, and areas that have evolved such as The Seaport and South End. On the other side of the river, there is a pull to Harvard Square, on the Charles River, or the quickly developing Central Square.
Any media source will wax prolific on the Seaport transformation from parking lots and abandonment to chic new housing and restaurants. While that might become tiresome or redundant, it *is* true. Seaport is the new new and there are housing (and restaurant) choices that didn’t exist a few short years ago, and arguably, don’t exist in this quantity anywhere else in Boston.
Is it the floor-to-ceiling windows? The building materials used on the exterior? Or is it the style of the architecture it was designed in? There isn’t an exact way to quantify this but in our opinion: it is sustainability, location, transportation, and amenities.
A Montessori bed is a mattress close enough to the floor without restrictive railings around it, so that the child can get in and out of it by themselves.
We have a new listing coming soon in Arlington with plenty of space for a nursery and a Montessori bed. Check out how we styled it!
Here is a quick look at condos in Cambridge that are listed for less than $800K.
South Boston condo in a LEED Gold Certified building coming soon! Located close to the best restaurants, rooftop spots, and highways – the building offers an absolutely fantastic location! Walking distance to the Broadway Redline and easy access to all major routes.
