Determining market value

Purchasing a home is a unique experience, distinct from other types of purchases you may have made. A home becomes an integral part of your life, influencing your lifestyle and even becoming part of your identity. It impacts your daily living and holds significant long-term financial implications. When considering a property, it’s essential to think about its future value and how it will affect your financial stability.

In contrast, many of your past spending decisions have likely revolved around consumer goods such as cars, phones, dining experiences, vacations, bicycles, and strollers. These decisions are often incremental: choosing a phone with more memory or a larger screen, opting for a car with bigger rims or leather seats, deciding whether to fly business class, or selecting a premium stroller.

How do you make these choices? Typically, you gather information by reading reviews, consulting friends, observing what your peers have purchased, encountering recommendations on social media, reading blogs, or following influencers. The features and perceived benefits of these products drive your decisions. These purchases might offer prestige or seem like a good value, but they are generally consumables. You buy them, bear the incremental cost, use them, and then move on, without much consideration for their resale value.

When purchasing stocks or making investments, the primary consideration should be the future value of the investment. While there may be other motivations, such as buying green or socially responsible stocks, the fundamental principle of stock investment is the expectation of future profit. This profit can come from selling the stock at a higher price or earning income along the way.

The key driver behind purchasing stocks is their potential for future value. Investors often seek advice and information from various sources such as blogs, financial charts, expert analyses, friends, and even the prestige associated with owning certain stocks. These resources provide the necessary insights to make informed investment decisions.

In contrast, purchasing a home combines elements of both consumer goods and investments. A home encompasses desirable features, prestige, identity, lifestyle, and future value. It serves as a living space and an investment that requires careful consideration to protect and grow your wealth.

All the advice and information we provide aim to ensure you achieve your goals, whether they pertain to lifestyle, convenience, or optimizing your investments and wealth.

Let’s discuss some of the tools we use to identify properties that align with your goals and how we determine their market value. A notable example of market analysis and valuation is illustrated in the book and movie “Moneyball.” This true story describes how an economist used hedonic pricing to evaluate baseball players and optimize the budget of the financially constrained Oakland A’s.

The Oakland A’s realized they could not afford to buy the popular baseball players valued by the public based on traditional statistics such as RBIs. They questioned whether these popular statistics truly contributed to winning games. To address this, they hired a Harvard economist to conduct a hedonic analysis, which involved examining a vast array of baseball statistics to determine which ones were actually correlated with winning.

Baseball has long been a sport obsessed with statistics, providing a rich dataset for this analysis. The economist identified lesser-known statistics that were more predictive of a player’s contribution to team success. By focusing on these undervalued statistics, the Oakland A’s were able to recruit players who excelled in these areas but were not highly sought after by other teams. This strategy allowed them to acquire talented players at a lower cost.

The approach proved highly effective. The Oakland A’s successfully built a competitive team by identifying and recruiting valuable players that other teams and the media had overlooked. Their success eventually drew the attention of wealthier teams, such as the New York Yankees, who purchased these undervalued players at higher prices. Despite this, the strategy and analysis were validated, influencing the way teams evaluate players. This methodology significantly contributed to the Boston Red Sox’s eventual World Series victory.
